12/9/24 Planning & Zoning Recap
First and foremost, thank you to EVERYONE who has supported this cause. The debate over Tattersall has been ongoing since before 2000—yes, over 25 years. Many have been steadfast in standing up for our community throughout this time, and it’s been inspiring to see so many new voices join the movement this year. Working alongside the East Hoover community and beyond to advocate against reckless development has been truly remarkable.
[ABOUT LAST NIGHT]
Before diving into the specifics of the meeting, it’s important to emphasize that the fight is far from over. The Planning & Zoning Commission is just one step in the process. The ultimate decision-makers for our community are the elected officials of the Hoover City Council, whose responsibility is to prioritize the health, safety, and well-being of the people they represent. Unlike the City Council, the Planning & Zoning Commission members are appointed and not directly accountable to voters. This distinction is critical to keep in mind.
Last night we had over a dozen Hoover citizens share their concerns and questions during public comments. Topics such as traffic and validity of Skipper’s traffic study, health, safety, well-being of Hoover residents, parking and the validity of the parking study, room for parking, street parking concerns, hotel parking concerns, the fact that Tattersall is in a flood plane, and last minute additions to the application from EBSCO. It was a thorough meeting. I am actually shocked that 6 Planning & Zoning Commission members could disregard such valid evidence presented by the community. I am disappointed in their decision and question if they do have the best interests of Hoover residents in mind. But, that’s a topic for another day. My job at the moment is to present a simple recap.
One HIGHLY important fact to highlight is a last minute “fine-print” add to the application on behalf of EBSCO and Corporate Reality:  * if the hotel has not been developed within three years or before 75% of the 55+ apartments have been completed, the developer has the option to convert the hotel space into 48 more apartments. Also, if the condos aren’t selling well enough within that same timeframe, the developer has the option to convert the condominium spaces into apartments as well.* This is HIGHLY concerning and gives the developers free rein to convert plans to even MORE apartments.
Before moving to our next steps, I want to make it very clear, that throughout the Planning & Zoning process, I’ve kept the City Council informed through weekly update emails, information packets, and regular attendance at their meetings. I believe they are each aware of the issues surrounding Tattersall. I will continue to provide weekly updates to the Council as we move forward. This is my top priority!

✔️ Attendance at the City Council Meeting
While attendance at last night’s meeting was vital, showing up at the City Council meeting is even more critical. We need to send a clear message to our elected officials that this issue matters deeply to our community. One of the most impactful ways to do this is by being present at the next City Council meeting. Once I get a better idea of when Tattersall will come before the Council, I will provide everyone with an update. For now there are a couple of dates to be aware of…

✔️ Using the 6-2 Vote as Motivation
Although the Planning & Zoning Commission voted 6-2 in favor of rezoning, this outcome was not unexpected—it’s something we’ve been preparing for. Let’s use this as motivation to strengthen our resolve and show the City Council what East Hoover is truly made of- grit, passion, and follow through!
